Adobe Audition CS6 Export > Multitrack Mixdown blacked out? **FIXED**

I'm sure theres a really simple answer but when I go to mixdown its blacked or greyed out.
I did some effects like EQ, compression, manual pitch correction. Also messed with the volume in the mix panel. Theres a vocal track and a instrumental track. Any help is appreciated!




EDIT:
I had to select "master" for all the tracks in the output tab under each track. No clue why they changed that in CS6..

I found that if I unplug my mic that happens, so I just go to mixdown toggle to new track and the export works... almost.
Only one track gets exported but I selected the entire section, or nothing at all other times. I also tried checking mono tracks to get mixed down to in the mixdown options. Again... any help would be greatly appreciated..
