Split Cd Tracks Using Soundedit 16

I am using SoundEdit 16, using a 65 minute aiff and am having some trouble with the exact process of how I should set up the file so the tracks [or cues] are split on the cd, but there are no hits [or pauses/RED POINT?] when the mix plays.

I am using Toast to burn the cd.

I have heard several ways of doing this ... which works best, any advice would be so very helpful.
