First Two Mixes (Feed4Feed)

Hello everyone,

I'm a producer for an artist out in New Jersey that I think has some potential. We did a rough recording of one of the songs I liked by him before we purchased the beat because I've never mixed a track but I'd like to be his engineer. We did it in a large room with no acoustic treatment, was wondering if this is the best mix I can get? It just sounds off, I must be missing a basic step:

Another song after mix, this one was plagued by a rushed and bad recording though but I did what I could just trying to learn:



Was just wondering if my mixing is the problem or the room is taking the bass out of his voice. I have the low and low mid set to around 100hz to dig out the lower end and the mid slightly higher to buff out his voice a little since he has a deeper voice.

The highs and lows will be compressed accordingly, I've been bumping with the pre-bounced mix but I feel like I'm missing something. We do plan to get a studio or get in one at least.
