I want to ask about one thing, and I hope to get answer from someone who do it in practice

Have You ever leased your beat, and then sold it exclusively to someone else?
Then what? The one who paid for lease is no longer able to use the beat? All rights transfer to exclusive-license buyer, so he could forbid any lease-buyers to use the beat and upload it to the internet?

What do You think about it?

Yes, have and do it all the time. What happens in the end depends on what you have in your contract. The cool thing about contracts is you can do whatever you want, it's your contract. So think about what you'd like to happen in this situation. You can be a hard ass or fair, totally up to you.
