Leasing And Exclusive Rights to Beats?

[h=1][/h]Im starting to sell beats and I'm a little confused about leases and exclusive rights. I understand the differences between the two, but do you have to make some kind of contract or something to state the agreement each time you sell a beat? plz help

Another suggestion is that you can add to the leasing and exclusive rights contract, "upon purchasing my track(s) you agree with my leasing/exclusive terms." Make sure they see the contract for themselves too, so they know what they're getting themselves into.
 
Oh ok i have another question too, when you lease a beat on soundclick or what not how would you know when the buyer has went over 2000 copies or their 1 commercial use and stuff like that
