How to setup up a contract to full rights to a beat?

When someones buy full rights to one of my beats they want a contract. Is there any premade contract i can sign and send?
I just want a contract saying they own full rights of the beat they just purchased.

all rights including publishing, mechanical and performance rights (more fool you if you give these away)?

I just give them full ownership of the whole beat and all profits goes to them I send them the tracked out versions.

I dont really know what publishing, mechanical and performance rights is but if they pay the full price i request for the beat then the beat is theres and how far they take the beat and profit all goes to them.

How should I setup a contract???
